Bryant Armstrong is a licensed Texas real estate sales agent sponsored by LPT Realty, LLC, working out of the brokerage’s Leander office north of Austin. His work is new construction: finding the home, then negotiating the incentive the builder is actually willing to give, which changes week to week and is rarely printed on the sign.
Start with the monthly payment you are comfortable with. Bryant helps compare current builder inventory, incentives and financing terms with the builder and lender. Individual homes published here must have a verified source and date, with payment assumptions shown beside every estimate.
He represents you, the buyer. The builder’s sales staff represent the builder. Bryant registers as your agent before your first visit, which keeps every option open when it is time to negotiate.

Before touring, we sign a buyer representation agreement. I will explain my commission guarantee and put the agreed terms in writing. Your down payment, lender fees and other purchase costs are separate.
