Privacy

Optional analytics. If you accept analytics, Google Analytics uses cookies to measure page visits. We do not load the Google tag until you accept. You can decline or change your choice using Analytics preferences at the bottom of any page. We do not send form contents or URL query strings to Google Analytics, and advertising storage and personalization are disabled. Our separate Vercel visit counts do not use analytics cookies.

Who we are. This site is operated by Bryant Armstrong, a licensed Texas real estate sales agent (TREC license #750735) sponsored by LPT Realty, LLC (TREC broker license #9012763). Contact: bryant@txnewbuilds.com, (512) 578-5443.

What we collect. When you fill in a form we collect the name, mobile number, optional email and message you give us, the home or community you were looking at, the consent wording you agreed to and the time you agreed. With the form we also send the page you sent it from, the day you would like to tour if you chose one, which payment estimate you had open on that page, the search you saved if you saved one, and the campaign tags in the link that brought you here (such as utm_source) or the site that referred you, so Bryant Armstrong can see which ads and pages help buyers. Those campaign tags are held in your browser tab only until you submit a form, and are never sent if you do not. Our hosting provider records standard server logs (IP address, browser, pages requested) to run the site and keep it secure. We use Vercel’s cookie-free analytics to count visits and Vercel Speed Insights to measure how fast pages load.

Why. To answer you, to arrange showings, to send the text alerts you asked for, and to keep a record of your consent. Your details are stored in our customer relationship system (Lofty) and, for texting, on the assistant that replies to leads. That assistant uses the Claude AI model through AIMLAPI to read messages and draft replies. The text of inquiries and conversations is sent to AIMLAPI for that processing. Its handling of personal data is described in AIMLAPI’s privacy policy. Texts are sent and received through Apple iMessage on a computer Bryant Armstrong controls. Some replies may be sent automatically by the assistant.

Weekly email. If you sign up for the weekly Deal Sheet email, we keep your name, email address, the consent wording you agreed to and the time you signed up. Each email lists new-construction homes, price adjustments and builder incentives. To stop, reply “unsubscribe” to any of them or email bryant@txnewbuilds.com.

Texting. We text you only if you checked the text consent box. You can stop texts at any time by replying STOP. We do not sell or rent your mobile number, and we do not share it with third parties for their marketing. Text messaging originator opt-in data and consent will not be shared with any third parties.

Sharing. We share your details only with service providers that help us run the site and respond to you, with a builder when you ask us to arrange a showing, and when the law requires it. We do not routinely send website lead details to LPT Realty, LLC. We share your details with a lender or credit-help contact only when you ask for an introduction. We may ask whether you are prequalified and offer to help you connect with someone; answering that question does not by itself authorize us to forward your details.

Service providers. Vercel hosts the site and provides cookie-free visit counts and Speed Insights. Supabase stores form submissions. Lofty is our customer relationship system. Resend sends email notifications and confirmations. Upstash limits repeated form submissions to block spam. Google Analytics runs only if you accept analytics. AIMLAPI provides access to the Claude model for drafting replies, and Apple carries text conversations as described above.

Do Not Track. The site does not respond to Do Not Track or Global Privacy Control signals. Use Analytics preferences at the bottom of any page to turn analytics off.

Your choices. Ask us to see, correct or delete what we hold about you by emailing bryant@txnewbuilds.com. We keep lead records for four years after our last contact. Records connected to brokerage transactions are retained separately to meet applicable record-keeping duties.

Children. This site is not directed at anyone under 18.

Changes. We will post any change here with a new date.
